Key points
- IMMO, the FNAIM Property Congress (Congrès Immobilier FNAIM), is the annual meeting of the Fédération Nationale de l'Immobilier: two days of plenary sessions, workshops and training for estate agents, property managers (syndics) and managing agents, alongside a trade show of suppliers.
- Next edition: Monday 7 and Tuesday 8 December 2026, at the Palais des Congrès de Paris, Porte Maillot. This is a change of venue: the 2024 and 2025 editions were held at the Carrousel du Louvre.
- Organiser: FNAIM, a union of professional trade bodies founded in 1946. The 2026 edition coincides with the federation's 80th anniversary and takes place a few months before the 2027 presidential election, under the slogan “5 years to change housing”.
- Annual frequency: the 2024, 2025 and 2026 editions are all held in early December.
- 2025 results published by the organiser: 3,300 congress attendees and 110 exhibitors. For 2026, FNAIM announces 4,000 expected visitors and more than 130 exhibitors.
- New for 2026: access to the congress is free, on registration, for all holders of a professional card.
Who exhibits
Typical profile
The trade show brings together the everyday suppliers of an agency or property management firm: transaction, property management (syndic) and rental management software, listing portals, insurance and rental guarantees, deposit guarantee companies, surveyors, energy suppliers, trade media, and firms handling business transfers. In 2026 the organiser has structured it around a start-up area, an “energy transition” Village and a “holiday rentals” Village.
Exhibitors can choose to appear on visitor routes targeted by profession: transactions, syndic, property management, energy transition, holiday rentals. Each physical stand comes with a digital stand on the congress platform.
Notable exhibitors
The 2026 exhibitor list has already been published on the official website. It includes Action Logement, Enedis, Bien Ici, ISTA, Orisha Real Estate, Vilogi, the Agence Parisienne du Climat and Swikly. Several exhibitors carry the label “National FNAIM partner” there, including ACCEO Group, Bien Ici, Opera Energie and Vilogi.
Visitor quality
The audience is that of a regulated profession: owners and legal representatives of agencies and firms, whether or not they are FNAIM members, and their staff. The “Become an exhibitor” page of the official website shows an audience made up of 80% company heads and states that 94% of visitors go to an exhibitor's stand. These rates are provided by the organiser, with no published third-party audit.
Ticketing confirms the targeting: a free pass for professional card holders, a paid pass for their staff, a “Business” pass reserved for professionals outside real estate and for suppliers, and a student pass on proof of status.
Activities & community
Conference programme
The 2026 programme is published. Four plenary sessions, hosted by Marie Drucker, punctuate the two days in the Grand Amphithéâtre. On Monday, the opening plenary “2027/2032: 5 years to change housing” brings together Loïc Cantin, president of FNAIM, and is due to welcome Vincent Jeanbrun, Minister for Cities and Housing, invited by the president. It is followed by a plenary on the strength of the collective, due to hear from Claudie Haigneré, Jean-Michel Fauvergue and Maxime Molina, then a review of 80 years of housing policy, announced with five former housing ministers: Christine Boutin, Emmanuelle Wargon, Cécile Duflot, Marc-Philippe Daubresse and Guillaume Kasbarian.
On Tuesday, the plenary “THE GREAT DEBATE 2027-2032: what programme for a national priority?” is due to give the floor to the candidates in the presidential election, invited to respond to the federation's proposals. Their names have not been published at this stage.
Around the plenaries, FNAIM professional workshops and exhibitor workshops take place in the Paris and Passy rooms; most of their topics were still to be announced at the time of writing. Three paid training courses from the École Supérieure de l'Immobilier (ESI), with registration required, cover customer experience, artificial intelligence and commercial adaptation. Taking part counts towards up to 2 hours of training credit for conferences, and up to a further 4.5 hours through the ESI courses.
Prizes and awards
The FNAIM Energy Renovation Grand Prizes (Grands Prix de la Rénovation Énergétique FNAIM), of which 2026 is the 3rd edition, are presented during the congress. They reward FNAIM syndics in three categories: best energy performance, best financing arrangement, and the finest renovation combining performance and aesthetics.
Community & networks
The congress is also a statutory occasion: the FNAIM General Assembly takes place on Tuesday afternoon at the Palais des Congrès, with access restricted to the federation's governing bodies. On Monday evening, the 80th anniversary party, a buffet-style cocktail followed by a dance floor, is paid and requires registration.
On the media side, the FNAIM Talk set, at the heart of the show, is due to host interviews with speakers conducted by the journalist Charlotte Bouteloup. Several specialist real estate media outlets are also among the exhibitors.

Planning your visit
For exhibitors
- Book quickly: the exhibitor pack carries the note “Date de mise à jour : Juillet 2026” (updated July 2026), bookings may be refused after 4 December 2026 and the balance is due before 20 November.
- Choose your visitor route (transactions, syndic, property management, energy transition, holiday rentals) when ordering: it is what steers attendees towards your stand.
- Use the invitations included with the stand to bring your agency clients, including those without a professional card: card holders now get free access to the congress, on registration.
- Schedule your key commercial moments around the “Networking salon exposants” (exhibitor show networking) slots in the programme, in the Hall Passy, which do not overlap with any plenary.
- Check the exhibitor-side hours: the exhibitor pack rules provide for the show to open at 8:30am on Tuesday; these hours may be changed by the organiser.
- Keep the stand low-key: the rules prohibit loud demonstrations and cut off any installation exceeding 80 decibels.
For decision-maker visitors
- Register in advance with your professional card number to obtain the free pass, and register your staff before 2 November for the pre-sale rate.
- Book the ESI training courses with the pass: they are limited to 150 places each.
- Target Tuesday morning's plenary with the presidential candidates, the political highlight of the edition.
- Use the profession-based routes to compare the software and services for your activity in a single day.
CSR policy & initiatives
FNAIM presents IMMO as an “eco-committed event” (événement éco-engagé) since 2021 and publishes a dedicated page on the congress website. For 2025, it details there an effort to reduce on-site electricity consumption, mainly digital communication, a survey of participants' modes of transport, and the offsetting of identified air journeys via its partner Stock CO2, an effort that helped contribute to the planting of 212 trees in 2025.
It also cites a FNAIM stand that can be dismantled and reused from one edition to the next, the composting of 100% of biowaste and the printing of its materials on PEFC-certified paper, as well as a charity partnership with the Fondation I Loge You and Cohabilis around intergenerational co-living. This record is self-declared: no quantified carbon footprint is published. A FNAIM press release from November 2024 mentioned, for the 2024 edition, an eco-event labelling process (REEVE certification, with an application at level 3); the 2026 website publishes neither the level nor the outcome.
The venue provides its own framework: Viparis, which operates the Palais des Congrès de Paris, states on the CSR page of the Palais des Congrès a renewal of its ISO 20121 certification.

Trajectory analysis
The congress first serves a political function: since 2024, each edition has been built around a face-to-face between the FNAIM president and the serving housing minister, followed by round tables with elected officials. In 2024, the federation placed it under the theme of recovery after the crisis; in 2025, under that of the urgency of housing the French, ahead of the municipal elections. The 2026 edition takes the logic further with a debate between presidential candidates.
The trade show side follows a stable trajectory rather than growth (the series are not strictly comparable): 125 exhibitors announced in 2024, 110 in the 2025 results, 130 announced for 2026. The move from the Carrousel du Louvre to the Palais des Congrès, with a new show layout, and free access for all professional card holders are the two major changes of 2026; FNAIM presents free access as a way to “bring the whole profession together” (rassembler toute la profession), and what remains to be measured is the outcome in the December results. The 4,000 expected visitors remain a target: the December results will be needed to gauge the effect of free access.
For a real estate supplier, the appeal lies in concentration: in two days, heads of agencies and firms from all over France, members of the federation or not, pass through the same hall.
